To the south of I-10, you can take I-110 all the way to Biloxi Beach, which connects with Highway 90, an East-West running highway that runs right down the beach. Keesler Air Force Base is located in the center of Biloxi, only two blocks up from the beach. It has an active airfield home to the hurricane hunters and is also home to the 81st Air Force training Wing, a major training base. When it comes to buying waterfront property, Biloxi offers a lot of options, including beach property, bay property, and properties along canals and bayous, with beautiful views and deep water access to a lot of it. However, it’s important to get with a real estate agent that knows about waterfront because it’s not all deep water access. The beaches in Biloxi are man-made, with barrier islands about 10 miles offshore. As we are at the end of the flow of the Mississippi River, the bottom is actually mud, which covers all of the sand. Biloxi has many outdoor activities, such as fishing, hunting, golfing, biking, and running. It is also a short drive to many places with all sorts of shopping. There are a lot of great restaurants in the casinos, as Biloxi has the fifth-largest gaming industry in the country. The biggest industry is tourism and the casinos. There is still a seafood industry here, and almost 100 years ago, Biloxi was considered the seafood capital of the world. What is now Casino Row was nothing but seafood factories. When it comes to food, Mississippi is rated one of the fattest states in the country. This is partly due to poor food choices and lack of activity, but it’s also because the coast has some great food. Being so close to New Orleans and Southern Louisiana, there is a lot of Cajun and French influence. There is also a huge Vietnamese population here, and there are Vietnamese restaurants with delicious dishes such as Pho, a noodle soup. This program is also limited to homes in the $200,000 to $1 million price range. Anything over a million is not eligible, and anything under $200,000 is not eligible. The Buy before you sell cash buying program requires a much higher earnest money deposit than what buyers are accustomed to on the coast. At the time of this video, it’s 3%, and there is a service fee to take advantage of this program. For Mississippi, it’s 1.5% of the purchase price of the new home. Our brokerage has had a number of notable accomplishments in the last year that we are very proud of. Let’s review some of the accomplishments and highlights of 2022. We ran several iterations of our 90 Day Success course for new agents as a brokerage. Erika Pittman is a 90 Day Success Course success story. She transferred from one of the big box brokerages after six months and no sales. She clearly had a strong desire to serve and succeed and all she needed was proper training and coaching. In her first six months with Expect, Erkia went from zero to helping over 15 clients achieve their dream of home ownership. We are pleased to have supported the Gulf Coast Sharks Youth Football Club for another year. The club was created with the intention of having military veterans coach and mentor disadvantaged youth. It’s a fantastic program that we’re proud and honored to support. This year’s coat drive was a huge success. We were able to collect several boxes of coats for those in need prior to the first cold snap. Throughout the summer, we collaborated with local businesses and schools to collect coats. This year, we are proud to have participated in the Toys for Tots charity drive. Our team came together to donate over 300 toys and games to children in need, and it was truly heartwarming knowing how happy and excited they will be when they receive these gifts. We believe that every child deserves to experience the magic of the holiday season, and we are grateful for the opportunity to contribute to this worthwhile cause. Thank you to everyone who took part and contributed to the success of this year’s toy drive. We were honored to contribute to and assist Comeback Coolers in their tremendous contribution and response to Hurricane Ian relief in Florida. It was an incredible sight to see the Ocean Springs community band together to pack and deliver so many coolers to those in need. Heather Chennault, one of our wonderful agents, has been involved with the group for several years and brought them to our attention. What a wonderful cause. Expect proudly supports another coast event each year, Equality Fest. Every year, the event grows in size, demonstrating the diversity of the Gulf Coast. We hosted many iterations of Giant Connect Four. The competition was fierce and the fun abundant. We enjoy hosting appreciation events. These events are for our devoted followers and those who have placed their trust in us for their real estate needs. We reserved the left field VIP section at MGM Stadium last spring and hosted 70 of our closest supporters for a Shuckers baseball game and dinner buffet. Despite being rained out in the fifth inning, we had a great time catching up with everyone. That’s how it can be at the ballpark at times. At Expect, the fall season means festive holidays, our annual Thanksgiving Pie giveaway, and client appreciation. This year, we distributed over 150 apple and pumpkin pies to previous clients and supporters. We literally spent two days entertaining a never-ending parade of friends and family. Another significant achievement for Expect was the move to our new office. It’s bigger and better than before, and there’s no more booming noise from the neighbors. Our office has a large reception area and classroom, as well as an agent activities room, video studio, conference room, and plenty of other office space. The accomplishment we are most proud of is our reputation for integrity and service. Our Google reviews are proof of our agents’ hard work and dedication to excellence.
